Chapter Madison, a new purpose-built student housing property near the University of Wisconsin-Madison, has successfully opened for the 2024-2025 academic year and is already 85% leased for the following year. The property features 165 units with 534 student beds, with rents ranging from $1,199 to $2,249. Despite challenges in the design and entitlement process, the property has managed to overcome obstacles such as an oddly-shaped lot and building setbacks.
Architectural firm Lamar Johnson Collaborative took on the project and made key design changes to meet local requirements and secure approval. The final exterior incorporates terracotta-colored masonry, metal sheets, and deep-set windows to respect the historic neighborhood’s architecture while giving it a modern look. The property offers a range of apartments from studios to five-bedroom units, all fully furnished with modern amenities.
Chapter Madison also boasts impressive amenities, including a penthouse clubroom, coworking center, fitness center, business center, and outdoor lounges with views of the state capitol building and Lake Mendota. The high-quality design and amenities have contributed to the property’s success and high occupancy rates.
